City's are beginning to crack down heavily on STR's and Scottsdale is already enacting new ordinances, limiting the number of guests you can host and fines starting at $1200 increasing to $2500 should the police visit due to a complaint. 

Airbnb can be a fad and city’s can crackdown on it at any time and now you have a property you can’t rent out.

Basement apartment is half or a bit more.Can you imagine if the city tries and crack down on 100s of thousand homes and require a permit or retrofit and need to kick out the tenant and force to pay potentially double the amount for a rental.

The city tries to crack down on out-of-town investors. 

Also starting Dec. 15, Airbnb said it will expand its manual screening procedures related to so-called “high-risk reservations” as part of its crackdown on eliminating rentals used for party houses.

The city doesn't really crack down on it because it will add higher costs to the landlord and hurt the affordable rental market..Investors continue to house hack and rent basement apartments

I’d recommend finding a way to include that rather than rely on tenants, since the city is starting to crack down on enforcement by fining due to recent lawsuits.Good luck!

People are starting to crack down on it a little but their efforts are basically useless so far.

I include verbiage in my lease that allows for me to crack down on excessive use and, since I know how much it should cost each month, I have a great pulse on how efficiently people are using the home.
