As for smokers, I have found that they are generally courteous if the person is a decent sort to begin with.

I've been courteous and have told him that it will hurt his credit and rental credibility if it gets down to the Sherrifs locking him out and removing his items.  

Be courteous of their time though because they try and spend time with real buyers and until you have the lending nailed down, you aren't a real buyer.

In a probate situation, if you're talking to family, you should be respectful and courteous and come at it from a perspective of service.
