Here's another scenario: I have a VA loan eligibility, and could conceivably purchase the largest rental property at 100% of appraised value for my own personal residence (I know I'd have to move into it, and that would be fine.)

We have all been inindated with Real Estate News stories, on every conceivable topic, especially over the last 10 or so years.One would have to be deaf, dumb, blind, ignorent and living in a cave not to know that wealth can be created through investing in real estate, but also fear entering the arena due to all of the information AND dis-information about bubbles bursting, foreclosures increasing and prices falling.Newbes may go out and search for information about how to get the knowledge to get into the arena and hopefully get some of that potential wealth for themselves, some may stuble onto this site and get valuable information or they may stuble into this site and read a banner ad about "building a 6 figure income in 6 months using none of their own money or credit".

Frankly, unless your student debt is priced at 24% or higher, I can't conceive of a reason for you to pay your student debt faster and defer buying real estate -- IF the numbers work.I applaud you for thinking about this now, while you're young.

This letter will detail the structure of the LT to your next lender.Not knowing the market where you are you can conceivably hold for a possible turnaround so the longer the better.I believe with the right tenant that can do the work for you hopefully you can turn it around for a long hold and capture back some appreciation.There are many ways to structure this transaction just need all parties to be in agreement.Let me know if I can help..Good luck..
