Also, if by May things don't settle down in your market and your seeing price compression much quicker than expected then you may have to employ your Plan B (rent it then refinance it, or do a lease-to-own, etc. and definitely vet the renters to verify strong income).I'm still buying up here... actually I have 2 flips hitting the market this week (perfect timing), 1 still in construction (done around beg. of June), and I have one deal in the pipeline (seller financing).

Today I did some maintenance on our own place such as fixing lights in the garage, working on the compressed air system in the shop, installing some tool hanging brackets, repairing extension cords, fixing a rototiller, etc.

I prefer owning SFRs and small multi-units over the larger multi-units for a few reasons:On larger deals you lose control due to the syndication.You can't sell to a retail buyer if rents compress (the value of the property is strictly based on the income it produces).A mortgage payment on a larger building is harder to float if something happens (flood, fire, etc.) whereas I can cover the mortgage on one of my single family houses if it floods, and the odds of all of them flooding are very small.Hope that helps!
