Here's how I do my due diligence:1) Portfolio matching: (takes 30 seconds per deal)a) Have an educated opinion on where I think we are in the real estate cycles (financial and physical market cycles)b) Then and only then do I pick the strategies, capital stack, and specialized asset subclasses that make sense for that opinion.

Upon further investigation, I found several more properties under similar circumstances.At first glance, it seems possible that these properties were either gifted to the nursing home by former residents or claimed as repayment for services rendered.I’m new to real estate investing, I’ve been in the education phase for the past 2-3 years.

Avoiding Licensing Requirements and OversightBeing licensed often means adhering to strict state regulations, such as disclosures, fiduciary duties, and mandatory continuing education.

I try to help and educate people.

In Texas we can go inactive, so no Broker, no selling, no MLS access,  but you still have to keep up your education CE hours and such. 

There are plenty other resources but the first is to educate

Focus on building your U.S. credit score, saving aggressively, and educating yourself through books, podcasts, and market research.

You should take a job for the education and not the money.

I also probably wasn't as educated as I should have made myself, so I'm sure there were decisions that could have been handled better.Part of the reason I wasn't willing to deal with the hassles was because I had 3 young kids.
