I am looking to get involved in with some local REI clubs and also comb through the list on BP to find some successful investors in the area that are willing to give an hour or two of their time.

I've found one deal from it, but usually the listings have been combed over by too many that the deals that are there are just the one's that no one's interested in.

I understand its the same info but what I mean by random is that its not sorted and having to comb through it would not be time well spent for me personally.

He said he had only one maintenance request in the past 12 months, and after combing through the property with the inspector i actually believe him. 

Many of my projects will have several 4 inch binders full of specs, and a process to request additional information.Take the time to comb through every possible detail of your project and write it down, then do it again the next day.

Yes, it will take some time to comb through the paperwork, but you will learn a tremendous amount about the business plan, the risks of the investment, and quite possibly a few other things you didn’t even think you needed to know.

The project I am working on close to home has had its troubles, but I manage every detail with a fine tooth comb and I am there every day.
