I do not recommend someone who has never owned real estate to do a fix and flip as real estate is challenging and cost prohibitive, I recommend if never owning real estate to start with an asset that does not need major repairs. 

@Celine Besson there will be several challenges:1) Finding a Grate Property Management Company. - See our copy & paste advice at the bottom of this response.2) Managing the Renovation- Everyone thinks a PMC can easily do this. 

Engage with them at your own risk.

Of course, these properties are full of challenges so be prepared before you start. 

I only ask because that is, in my opinion, the most challenging part.  

Weekdays are particularly challenging.

It’s refreshing to see someone leveraging both traditional methods and community engagement... it’s a solid mix.

Don't discount that.Real estate remains a valuable investment despite current challenges due to its tangible nature, long-term appreciation, and potential for consistent rental income.

This is a challenging time to place tenants.  6 weeks is my second longest ever with the longest being a unit that was ready mid December and took over 8 weeks. 4 months is long.
