Its a great house, the plan would be to purchase it for 60k, ARV would be 120 - 130k, it has a pool in decent shape, finished walkout basement with ceramic tile - a lot of nice features and its 2888 sqft.There are two issues:1.

Ask me how I know about that lol.Requesting tenants to run vinegar through the dishwasher once a month is a good idea but doubtful they'll do it.When your tub/shower diverter gets bad, I've replaced mine with ceramic valves.

Also get something with at least a 12 mil wearlayer AND a scratch resistant AO or ceramic finish over the wear layer.Hope this helps

I haven't tried their hardwood but their 12x12 ceramic tiles worked out pretty nicely in my last home and were less than 50 cents a square foot.

It would also mean real hardwood and ceramic tile floors, high quality tile shower and bath surrounds, and granite countertops.Other than the exposed brick, crown molding and garbage disposals we do most of that stuff in our rentals in $120 K neighborhoods.
