Awesome @Anton Ivanov..very nice to read your story,gives us hope that we could also get there at some point in life..we started the wrong way, went into C/C- areas instead of starting at B/B- areas like you did.

Only debt I have is cc (5k), car loan(abt 4k left).

I think a more prudent (and achievable goal, not to mention far less financially risky) would be to start free classes/seminars to teach them how to delay gratification, increase their education and earnings potential, find quality and affordable child care (perhaps creating a "swap group" within your group for free trade-off CC), learn how to properly manage finances, and all of the other tools needed before you can even begin to invest in real estate.

I would write a letter requesting a hearing and CC all of the County Commissioners.

I am now married and i quit drinking but it is still a great life.As far as credit goes, I checked it and I am at a 826 so doing good there.I had a higher than normal cc bill this month.

In addition while there is up sell and use your CC .. ( which was Nudge and I did not like) many of the students were quite well off  and the money was not a lot to them. on BP 20 to 40k is all the money in the world to many of these BP members starting out so I get that thought process and of course they should not blow their hard earned money any course unless they also have the capital and capacity to carry out the deals. 

It's in a rougher part of town, I've heard from some folks on here that the area is C-C+.

I rate this property as a C/C-.The home is very old (Pre-1900) and the photos suggest a property that may be sound mechanically but certainly not finished well or pleasant inside.
