How should I cast the net with my mortgage search among the different banks I have access too? 

@UgwuUche take a look at the GSD Mode videos and listen to the pod cast, Joshua Smith has a wealth of information for RE agents.  

So big question, with my situation of not necessarily needing to earn money for a year and with some cash to invest, should I work on becoming a full time agent or should I find a full time real estate investor and be his free assistant, like in all the pod casts and all the books the money will come later.

Title companies do not cast judgments on these types of deals as long as they are arms length.. your risks are the bank gets wind of the transfer and calls the note.. as long as you have the ability to refi or pay it off.. to protect the 15k or so you going to put into it.I don't know about UTAH but there are some very tough rules in OR and WA when dealing with someone in foreclosure.. is this their primary resi or investment?

I would be surprised if you found many rehabbers in boston that troll this site looking for a lender.. or at least that would meet your requirements I suspect you already have those targeted and like  most of us in the business today we spend most of our time supporting KNOWN players to us.. instead of trying to cast a huge wide net and or train newer folks.

While social media may be helpful in getting a little insight into who you may be renting to, I wouldn't cast judgement based on what I see.

After reading a few books and listening to bigger pockets pod casts I know I may need to hire a property management company IF I go forward and purchase a 48 unit apartment complex that I have been talking to the owner about buying.
