Austin- the fix/flip was on the mls. it is a older home w. carriage house near montford and chestnut ( higher value) neighborhoods.

I know people who have lived for decades in tiny converted garages or carriage houses.  

Earlier this year I looked at a historic carriage house that was a MONSTER rehab (+/-500k), where it would have cost more to rehab it then to tear down and build a 4000sq-ft house but it was deemed historic.

We've seen clients have the most success with these when the replacement property is two separate living spaces (like a MIL apt, apt over a garage, carriage house, or basement with a separate entrance. 

We see a good number of the higher priced clients wanting that ADU or carriage house as well and looking for homes zoned to allow those builds or have an existing mother-in-law type of setup.

Or get a house with a carriage house in the back and airbnb it.

A three car garage/carriage house that will become six storage units at $100 each.

I am in the process of purchasing a 4 unit property where 3 units are under one address and the carriage house is on another address.

Be open to househacks that have a MIL, carriage house, convertible basement, etc that aren't typical plexes.
