Its harder for the vertical portion to crack because the waste/water falls straight down.

A lot of historically bad areas like Compton and Watts have really calmed down and are seeing major appreciation (Watts has been crazy for that the last two or three years), and there can be good opportunities.

if you intend to close these and keep as rentals.. its just like buying any other rental property.. cap ex should be calm the first 10 years... and houses should rent easily.

@Tony MarcelleThe best advice I can offer is to stay calm and resist the urge to smack anyone, however incompetent, annoying, selfish, and obviously stupid they are.

Be sure to be calm and professional.

It's a remote location, 1/2 hour from 'downtown', with terrible internet and cell service.But, it's got waterfall views and an acre of forest, so it's a great vacation rental. 

Again, other might feel differently here.b) Skin in the game: as a conservative investor, I understand that the dirty secret of industries that the waterfall compensation is in the line with me and incentivizes sponsors to take more risk.
