this might be somewhat unrelated and I might be a bit of a broken record here but I continue to stress this feedback that I really don't understand why it can't be changed - The financing options/terminology/content is very confusing and poorly defined here on BP - If you look at the financing options of "Find a Lender" and on the website / forums - there are terms and interchangeable content that has to be super confusing to people from a financing perspective - probably at least partially leading to excess questions and request posts - as it is extremely hard for a new or somewhat new investor to clearly understand all the options and numbers..My 2 cents(see below - what is the difference between a "Bridge Loan and "Fix & Flip" loan?

Might be too late at this point by my leases require that the tenants pay a broken lease fee (usually 85% of one months rent) and then they are on the hook until I move in a new tenant.

@James McGovern, while I don't necessarily agree with your language, I certainly understand where you are coming from.If you truly want to exploit them, then continually report code violations: long grass, broken windows, broken down cars parked on property, anything that will keep racking up the nuisance issues of the property that the landlord not only has to handle with effort but also with money...But, assuming you don't want to go to that level, find the owner and reach out.

we did but you can count on them getting broken and needing replacement pretty much every tenant turnover especially if its section 8 and bunch of kiddos
