Hey BP Community, My wife and I bought at the peak of the housing boom in 2022 in Austin and likely overpaid, but it didn't bother us at the time as we really just wanted to win our first home after 10 previous offers not succeeding.

I'm not making excuses for propstream or pin... but just my personal experience is that I wouldn't expect skip tracing to really be THAT effective.What bothers me the most is all the companies that market it as "we do skip tracing, you just click here and get the number" without making it clear that it's some computer's best guess at a number based on a million social media sites combined with county records..etc.. 

If they are competent, they will keep you out of trouble.As a PM, I would not bother sending someone in for mold testing.

This didn't bother me much; I had a feeling their estimates favor them a little more and that's cool IF you already know a little about rehab costs, ARV, and the current market in that area.

If they are paying rent and not bothering anyone I would just look away and collect rent for now.
