And REOs are notorious for being non-assignable, so students most likely didn't assign to the company.I don't think there is any magic about the Ohio deals I looked at... older properties, low price because of extensive rehab required, REOs, property with high DOM, in the rust belt, ... leper properties.

If you stay in this game long enough, meaning you get 10+ or 20+ projects under your belt, you my friend will have GC nightmare stories. 

Get a deal or 2 under your belt first.

Mobile homes in Parks are affordable housing as well as MH on private cheap lots in certain parts of the country.. and then of course you have HUGE areas of the mid west and rust belt were you can buy all sorts of houses for 200k and under.. they already exist..
