We have no debt, essentially perfect credit, and no other blemishes on our records.

I don't like having a cease and desist but hey 40 years 5000 transactions one blemish I can live with.. but we were not going to win  this one.. the investors are not personal friends .. they are not close associates  they are BP members ( well non of them were)  but came from the same sources.. and we controlled how the investment went.. so we did what I think most of those in the note business do.. we created a fund.. in Oregon its called a real estate paper offering.. its a hybrid of the 500 series and the state was forgiving on me I had raised about 6 or 7 million at the point I got turned in  on my model.. they could have tattoo d me.. but 5k  and 20k for the lawyer and create a doc the state liked and we were done.. 

It would appear there may be a slight shift happening up there but Hagerstown is still more or less a blemish to MD city list's.  

As long as your payment history has no blemishes, your rate will move towards 800 as 1) the "age" of your credit accounts increase and 2) the inquires fall off. 

It too has been rented for $500/month but making a little cash does not make up for the lost time or effort, and blemishes my other-wise great tenant relationship. 

I'm a retired Navy Officer and Iraq Vet looking for advice on which local CNY banks are the most motivated to work with somewhat blemished financial backgrounds. 

I'm hard pressed to find potential renters who don't have major financial blemishes, let alone criminal records to boot.

And, if so, do we polish it up or sell it with its blemishes?
