Given that I will be considered self-employed and will initially not have income (or at least not income that is steady or predictable), I will be having my parents co-sign the FHA loan to fulfill the income requirements.I clearly have sufficient capital to not only fund a 3.5% down investment, but to also make the subsequent mortgage payments.

Editing to add we are a little more worried than usual (we would probably just run fans and a humidifier and clean up ourselves) but our forced hot air system comes from this basement and we have a newborn baby so really don’t want to be having mold coming through our air vents! 

We live in very small towns ( about 4,000 people) and I think it is ridiculous how this lawyer behaved.

Million+ dollar houses will behave very differently from entry level.

Question is will u be having a loan, if you do it might be a issue. 

But if she cannot afford 50-80 per month (which seems very cheap for a 1 acre lot by the way) then you will be having rent issues shortly.
