I have the similar settings as @Bruce Woodruff "guest must have a good track record" and I send a pre-book message that they will have to provide me with their email address in order for me to send them the rental agreement and I have not had any issues with using that option.

@Mario MoralesCash-on-cash return measures the amount of cash flow relative to the amount of cash invested in a property investment and is calculated on a pre-tax basis.In theory if your rental income increases by X amount annually due to the rehab while holding your expenses constant so it directly increases your bottom line (cash flow), you can calculate the CoC return by inputting X/$45k (the cost).

I actually during the credit crisis when our PDX banks froze ... contacted them about doing a subdivision A and D loan for me... sent docs down but I got a pre qual letter to quick and what I thought was too easy... next step was the 10k for due diligence, being a lender myself it was just too easy...

More than anything else, you have to show you were the first one to show them the deal and that you had a pre-committed agreement and fee for bringing them the deal.

I know I would not want to do 80 deals in an year for a whopping 80k... seems like a low returns for them.. granted apr is spectacular but then again you need those funds liquid so your drag on funds ( from lender perspective ) can be pretty great..

As a lender you must prepare estiamtes for loan expenses, profits would be unknown, so they can't be disclosed under RESPA and your APR calculations will be off by much more than one tenth of one percent, so there can be another violation as a lender and usury law may apply as well.
