Tell them to not worry about the mtg or any of the liens, that you will take care of those for them, as well as pay for and handle the probate, just figure out what you need for you.You mentioned that the mtg was nothing big, by writing the contract as "payoff of all liens and encumbrances plus ----," (the dashes are what they need for themselves)You will make the benefit of any negotiations you make on any liens.  

I've checked into the "Note Dash Board" and that is one that seems to be servicing centric.  

One other thing to consider is once you fill in the new stucco, you might need to re dash the whole area to make sure the texture matches.

The "splash and dash" opportunities are far a few between.  

Let us assume, with a dash of common sense, it is in your best interest to rent the property as soon as you can, because, well, you know,....money.  

You still get the tax benefits of 1031 and buy and hold property and the adrenaline deal junky satisfaction of the fix n flip.
