I usually go to the county auditor's website for my area to find the history, sales prices and ect on the property I'm looking at with accuracy and success, but the one thing I can't get a very accurate idea is rental comps.I know the general rental rates are in my area, but how do I best determine them if I don't know what someone down the street is paying, or someone a few blocks over?

Sure you can set a cap and bill back the tenants for the difference but my experience is many times they will not pay it or argue about it's accuracy.

Personally I prefer to always use My own agent, but the Homepath procedure seems pretty robotic, with no emotion involved other than the listing agent wanting to make a deal.I do see one advantage to dealing directly with the Listing agent however, and that is that all information received, has only gone thru one person instead of two, i.e. listing to buyers agent to buyer.This two person path, always keeps Me wondering about accuracy.

Second you can pay a search company to find out all the details you need to know, but this is limited to a certain % of accuracy and option 1 is your best bet.

Some "lesser" tenant screening reports may be, well, worth much less- depends on the timeliness, accuracy, and completeness of the info provided.

The process I described, btw, is what your lender will do to guesstimate the value for the loan and any appraisal will have a big old disclaimer as to any notion of accuracy because, well, there is no proof.
