We add up the scores and get a total score that reflects the level of risk the applicant presents.

Sometimes an $800k 4-unit could be a better return than a $300k 2-unit...or visa versa. 

Here’s an example of what I've used if they don't qualify based on what's on application.

You can go as low as 2.5x in some cases but NJ tends to produce enough traffic/applicants where 3x should be minimum unless property is over priced.

- You've got to go to the property for showing- Many do not show up, so you waste your time- Then you have to have a legally compliant rental application & lease- Some approved applicants disappear the day before or day of lease signing!

In the  future - never  pay an application or engagement fee   when trying to  get a home loan or a  reseideential loan  

After communicating with a prospective resident (Google Voice #, usually by text), with just a name, telephone number and email, the applicant can pay $55 to provide us with a background, eviction and credit check.

Currently accepting applications for friends and family because teamwork makes our dreams work.Even then, that statement has narrowed the possible solutions.
