Most realtors don't expect a viewer to inspect chimney flues, aerated septic water pumps, attics and etc.  

For example: I was looking at a home on the Nashville parcel viewer and it appeared that the entire structure was completely covered in a flood zone.

But for conditions of homes that all depends on the viewer and wether a home is in a good condition or bad condition is subjective on many factors.

They had myself & a couple other landlords on the show to give the viewers a perspective from the landlord's eyes but it was the same nonsense.

Start at jacksongov.org and look for tax records or parcel viewer (two different ways to get data).

I don't want to disturb the current tenants with just curious viewers, so I have informed everyone interested in the property that I will be doing only one showing at a later date, but for screened applicants only.But I don't want to show to those that I can see are not good candidates, only to those that pass my requirements.
