Since rent range is pulling from property managers the data is cleaner, because so many self managed property investors market their property way too expensive and they will never get that rent, it is just hopes and dreams.

My north side Chicago which is class A-/B+ units run on average sub 3% vacancies.

You would have to self-manage though, as paying a property manager will eat up most of your profits.

They are also useful for private phone conversations and could be used for storage of valuables as they could be locked.I'd love to be able to broach this idea with other nationalities and cultures but it's really hard if they're not working very long hours and have hours of free time at home.  

They are fun to make into planters and other kinds of storage.

If you self manage, you save that money, but you are basically taking on a side hustle.  

Then we keep the accounting straight via Quickbooks with each unit a different Class.

Ofcourse my mistakes would cost me if done all my self as well.So i am thinking that by going through paid consulting, it saves me from mistakes and time.
