David,i have something in the works similar to what you said. in regards to the lawsuit i should have mentioned i was referring to outside liability lawsuits. not inside. i will have to look it up but to my recollection i believe in the case of outside lawsuits, the laws of where the LLC was formed take precedent. ill post when i get to reread that section.

To sum up I got an accepted offer of 53 K, and since i am a newbie took me a couple of days to read and re-read the contact and the addendum's, when i finally signed , another higher offer was also accepted, leaving mine as backup (1st lesson learned -->gotta be fast!!)

Ken Rishel I reread your longer piece above dissecting prior posts from folks (like me) and generally saying all are doing owner financing illegally. :( Your posting about an enforcement action against sounds like a MH park doing lending within their park.

I told him that I have consulted with realtors, landlords and the Austin Tenant Council and they all concluded he was in the wrong.I left telling him that I will talk to an attorney... 2 hours later he sends me a text telling me that he re-read everything and told me that he was going to send me the deposit and the pro-rated rent of December
