I think this is the method I would like to go as it fits in line with what I envisioned. 

I wasn’t trying to be long winded, with too much detail, in my initial post but I actually did this method on a fix and flip.

However, the most effective method is to simply tell the tenant that they'll need to provide proof of insurance prior to or on the day 1 of the start of the lease, otherwise the keys will not be provided to them.

Key Check gave me credit and debt load, which was surprising, as most other methods people don't share.

But, then those two sold properties can be used for comps making the BRRR method more viable on subsequent properties. 

Theres so many problems, this is a team deal scenario and one needs rules;  never take a contract less then 7 days prior to the auction, and NEVER NEVER N E V E R close allowing the seller to stay in the house after closing. 

I’m sourcing carefully and trying to approach it methodically, especially with the added layer of investing out of state.It’s good to hear advice from someone with experience.

I’ve had more success filling vacant units by word of mouth/ networking with other agents in my market recently than I have through the typical advertising methods.

Once you have that amount of units (leveraged), focus on paying those off via snowball method.

Each has their own tax implications.There are some alternative methods of calculating how much of the distribution and therefore the interest expense falls under this category, but the bottom line is that it is very important to keep track of.
