My plan is to live there for a year then move out and rent the 4th one.  

The goal is to mitigate the risk as much as possible with finding a good location and solid property.

The market between the 2 locations & resident class (Especially if you plan to self mange or find a PM company), Your future goals and the costs associated with moving and transferring to a new hospital. 

Did you set out to retire with real estate, did you have a goal or an amount you wanted to make?

My original goal was to buy a rent-ready duplex and house hack, but based on my pre-approval and what I’ve seen, most multi-family properties in my range need renovations. 

What seems most attractive for now seems to be multi-family markets starting out and eventually moving into 5-20 unit properties for growth. 

Or should I invest regardless of student loans if my hope is to use FHA loan for smaller downpayment and then eventually rent the house out in a few years once I move?

@David OhCreating a profit-sharing program is a great way to align employee goals with the company’s success, but it’s crucial to design it carefully.

If the answer is no, and the only goal is to sidestep some ability to deduct something, or be able to deduct a non-deductible personal expense ....assume it's a no-go.
