That said, when a contract assignment involves real estate, real estate laws come into play and in most, if not all states, if you negotiate the purchase price with a seller, publicly market that property for sale (without being on title) and receive a fee for brining buyer and seller together via the contract assignment, you have performed the duties of a licensee and as such, violated the law.

I second the first part of this - you should be asking your broker for guidance and not an internet forum.As far as the second part (not wanting to approach your broker about this), I think if you don't want to approach them then that is a clear indication that you are doing something below board.As a licensee you have responsibilities to treat all consumers fairly, regardless of whether they are a client or not.

Buyer's agents typically represent you at no cost (commission is oftentimes paid for by the seller) AND they'll give you MLS access, off-market deal access, transaction coordination, etc.Holding your license and gaining MLS access is associated with fees - MLS Dues, licensing fees, continuing education fees, broker desk fees, etc.On the other hand, if you are looking to monetize your licensee status by helping folks buy and sell RE, you can earn extra income and potentially make this a career.I began as a part-time agent and was able to quit my 9-5 job after about 18 months.Best of luck to you moving forward!
