Buying a new construction town house with a DR Horton in Lebanon, TN.

Just bought my first investment properties ever a 3 bed 2 bath home in new Lebanon west of Dayton and a 3 bed 1 bath in the Shiloh area.  

The relatively easy access to all areas of the metro make surrounding cities outside the routine of most Harrisburg metro dwellers (York, Shippensburg, Lebanon, Carlisle)This applies to the Central PA REI market in that everything from gross income, ethnic makeup, willingness to spend disposable income, credit status, average age, average length of employment, stability, family size, and so forth are dramatically different on each side of the river.

Narrowing your funnel will help you identify what areas to focus on; first time homebuyer price range SFRs, established family neighborhood SFRs, condos, townhouses, multifamily, historical homes, new construction, apartments, etc.I'm seeing deals in Madison, Hermitage, Mt Juliet, Nashville, Belle Vue, Columbia, Spring Hill, Thompson Station, Franklin, Murfreesboro, College Grove, Lebanon, Antioch, LaVergne and Goodlettsville.

@Morgan Madill  there are 2 REIA in Harrisburg, 1 in camp Hill, 1 in York, Lebanon and 2 in lancaster. 

I'm in Lebanon, but I go to Lancaster and Harrisburg almost weekly.

Examples would be Mt Lebanon, Dormont, Carnegie, Shadyside, Bellevue, Brookline, East Liberty, Lawrenceville, Millvale, etc.You want a walkable business district.

Hey Teresa, although I live in Lebanon ( about 20 miles east of Nashville) I needed to know the floodplains in order to avoid flood insurance as well.
