Variables that might change that number would be size of house, number of beds, extra duties you want the team to do (like fetch supplies) and perhaps the drive to a remote area. 

If the tenant isn't following the house rules and fails the room inspection then his/her lease isnt' renewed. 

Even in up and coming neighborhoods, you can find vacant run down houses and turn a "quick" 20-50% return.

It was an absolute slog full of apologizing for our house when friends/family would visit.

He was my inlaws realtor when they bought their first house, and we have used him for 3 single family home purchases.

It is a 2 bed, 1 bath house, in which he is subletting to at least 3 or 4 other people.

You do not have the opportunity to look inside the house before bidding so you're buying sight unseen.
