Q1: How do I report the interest passive repayment interest income from a hard money-bridge loan I made to a flipper?

I am NOT a large investor but working towards bridging the gap I paid for and joined the subto community. 

I’m wondering compared to the return from the equity market I’m hoping to hear and learn from seasoned investors what are your buy matrix and mindset to cross that bridge and sign the PSA.

I've closed 100s of bridge loans Cash with several lenders, bridge loans are what you use to flip or rehab and hold. 

All the private options are in the high 9's or 10's and a bridge loan is too short.
