Never knew about the AGI rule under 100k and over.Also didn’t know about the 750 hour rule “real estate professional” I own an insurance brokerage office and probably will never get to use this one.

I believe a good ruler of thumb is MTR is 1.5 - 2.0x of LTR rates.

However, there are certainly not as many as the MW.Well in a state like FL (or TX, which is notorious for this), things like the 1% rule really don't tell you anything because those are just estimates...and what can nip things in FL and TX are high property taxes and insurance.

If you have a hole in the wall or a stain, hold your hand, foot, ruler, pop can, or something next to it for size reference.It sounds like a lot, but I've been doing this for 13 years and can document a house in less than an hour.
