Can anyone help me to figure out a good economical, small multifamily builder to contact, and a realtor with lots of this type of experience, or let me know if I'm on the right track with this?

Finding a trustworthy contractor is crucial as I build my team remotely.I'm looking for a contractor who:Has experience with full-scale renovations.Is reliable, communicative, and meets deadlines.Can provide references from past clients.Is familiar with Birmingham's permitting and inspection processes.Any recommendations or insights you can provide would be immensely helpful in building my team.Thank you for your time and expertise!

There is so substitute for experience.

I tend to lean toward my clients getting some experience owning a standalone rental property prior to buying a live-in multiunit, but at the end of the day, every situation is different. 

I'm also in the process of getting preapproved to determine my budget.I’d love to connect with others who have experience flipping or rehabbing homes in Hawaii.

My experience with the smaller multi-family units has been that more occupants = more wear and tear on your property so the turnover costs are often higher than SFH.

Every day is an amazing experience  helping investors and clients find the right property. .

And I feel the ideal portfolio can benefit from the diversification of both.1) Holdfolio isn't a match for me, personally (due to not enough experience, skin in the game, etc).

I've spent a good deal of an hour clicking around in circles on the DHA webpage and setting up a profile with their bob.ai platform but cannot seem to get real answers or the ability to speak to someone about the details.Anyone have experience with voucher program as a land lord?
