Nothing good can come from negative wallowing and self-pity, and similarly nothing bad will bloom from a determination to embrace the positive and consistently strive for the better.

I would listen to the BP Podcast with Thach Nguyen on how he knocked on one hundred doors a day , five days a week for ten years and that got him one million USD per year from that ACTIVITY.Make sure you dont miss the part where he says one home seller let loose a dog on him and he had to get attention at the hospital from the bite.I would also pay attention to the Tom Hopkins Champion formula to embrace rejection on pages 110-125 in his book Mastering the Art of the Sale.Especially the part where he says , you are paid for each rejection you getThen TAKE ACTION, make the calls, follow up leads, ask for referrals, make offers, buy properties, choose your exit strategy etcin making calls i would attempt to incorporate "negative phrasing" as taught by Steve Trang, to locate buyers, sellers, private money lenders.I would also set a saving rate as taught by Anthony Robbins from book Money, master the game, becoming of an investor, taking advantage of the power of compounding I would also keep in mind the 10000hour rule from Malcom Gladwell's book, Outliers reminding myself that attaining world class takes commitment

Although this is only my 2nd year into investing in real estate I've been fortunate enough to be in the current position I'm in which at first didn't seem like a developer but now looking at it I understand what the individuals were saying.I share this thought because I want all of my BP members to take on and embrace yourself as truly an investor or whatever investing title you may receive along your journey.

The community where I have my homes has its problems, but it is also well run, embraces the short term rental model, has hired people to accommodate the check in process (gated community with 5300 homes).

@Jay Hinrichs, funny that you mention cities don’t like parks because of the ghettos and trash with the way people live, every city I hv ever visited people live like pigs not to mention living in tents on the streets, maybe they should consider embracing mobile home parks instead of hating on them, they are the last affordable housing in this country

@Reyna LopezNo, you won't qualify for traditional conventional financing if you switch from W2 to 1099 (although some alternative lenders have embraced the new CFPB guidelines that don't require income verification).Your best bet, if you are making the money you hope, is to get an asset based DSCR loan.
