@Erwin McClain how will software go beyond enhancing your DIY management skills and actually replace a PMC?

If you're going the DIY route the course that Trevor/Keith are putting together would be a great start.

The winning bidder gets the right to possession, but usually cannot exercise DIY possession.

His point is well made, the DIY bias is strong on this forum, and my wife and I realized that we can only take ourselves so far before we need a coach to help us level up.

I’ve installed DIY split systems myself.

You'll also need storage space for cleaning supplies, change of linens and towels and small miscellaneous items like a first aid kit, extra batteries, flashlights, broom, vacuum, etc.

Someone self-managing and DIYing the design/furnishing has the potential to see the higher end of the return assuming they are a good operator; while someone who outsources the design/furnishing and management will of course see the lower end of the return as they aren't putting nearly the same amount of time into it. 

--If you get involved with the tenants, you are undermining your PMC and you might as well DIY manage.
