In air conditioning, the air is squeezed, which makes it hot (P1/T1=P2/T2), and then the heat is taken away by a fluid that is cooler than this super hot air, and then the pressure is released, which by the same law makes it cold. 

During periods of heavy rain and high heat, this place EXPLODES in growth rate, just a massive difference from what you get with less precipitation and cooler temps.So even though I make arrangements with my tenants to cut the grass at my places, as the self-managing landlord, I still drive around every week and more frequently during rainy/hot periods and  and monitor what's going on.

Quite a contrast from the folks I've met "at the water cooler" at my day job!

I'll dread the coming 6 months from May to Oct - however Gainesville 2.5 hours drive north of here in Polk County where I'm moving to as 4plex owner occupant next week is a few degrees cooler on avg with nice hardwood trees and much more of a seasonal change to it..

I was so much cooler than those other GCs....Until one day I woke up and realized they were absolutely killing me in terms of Gross and Net profit... :-)

The timing was great, since it is a cooler market in November.Thought I should take to time to update since, I've learned and done so much this past year in Austin. 

-Brand new carpet and water heater-A/C and swamp cooler in good condition-Fenced in back and side yards-No HOA, but still part of a lower level country club out there.

Im on a mon to mon now i have a friend that has been staying here and now im told my rent will increase, the electrical is always blowing a fuse so im w/o power for most of the day throughout the home untill the niece who lives in the main home gets home or feels like resetting the electrical box, i got a window unit cooler after my home registered 95deg inside im being told this plc isent equip for it the main home has 1 running as well.
