It sounds like you are trying to buy a second property with less of a downpayment than 20 percent.

This is my first post on here and excited to share my real estate investing journey with the best partner in the world, my wife.. we are looking into buying our first investment property via hard money.

I recommend Simplisafe (roughly $29 a month - I've found the best and cheapest place to buy the system is at Sam's Club).

My friend has 3 rental properties there alone and when I asked him about buying more he said if he did buy it would be there.

Another route you could do is be a money partner for someone buying real estate that does cash flow like STRs or Co-living in Colorado or out of state or even partnering for flips. 

I own one rental house in Cypress, but with the current market I have not been able to find another existing single family home to buy that looks like a good investment. 

The process of buying, rehabbing, and stabilizing a property remains the same whether it's a duplex or a 50-unit building, but the upside is greater at scale.

So.. keep buying houses, that will work.

Lots of folks from the city are buying weekend places.
