To just take a breath and focus on something I've already started. 

I was lucky to not have to deal with that outcome.All I can say is take a few deep breaths...... life will go on....you will be ok.... don't panic too much until you know the damage.

This way they can get some breathing room and time to get back on their feet.Good tenant.

An agent that lives and breathes real estate, if they are knowledgeable or experienced  will be well worth the relationship and in most cases, as a buyer you will not be paying them. 

Generally speaking though, there seems to be the consensus that in the next 2-5ish years, there will be some sort of market correction.In that same breath, it seems like there is ALWAYS this underlying pressure (not really the word I'm looking for...) to KEEP BUYING DEALS, almost regardless of what the current state of the market is.  

If these numbers are in the ballpark, you have sufficient cash to buy 4 more similar properties, and increase your annual net income to ~$80K (that offers a lot more breathing room).Since you purchased your properties 2-3 years ago, I'm assuming you have very LOW rates on your notes; and therefore, I would not be in a rush to pay down these loans.

They're also refunding NSF fees and ATM fees.That should go a long way to give borrowers some breathing space and help them get back on their feet.

In one breathe you do not want to be a sponsor or managing member but in another you are not wanting to be a passive investor in a larger syndicate.It sounds like you do not want to to work for the yield a sponsor gets but want more return than a passive investor gets as standard investing in a syndicate.Sounds like you are looking more for a joint venture arrangement.Brian Burke is out that way and a member on here and he does large multifamily syndicates.

You need to eat, live and breath real estate if you want to succeed.
