I got started by saving my pennies for a down payment on a house. 20% down on a cheap house in Santa Barbara is a huge chunk of money which took me many years to accumulate.

Lots of Class A SFH properties in Santa Barbara and Ventura won't have a pool.

There is actually some CA case law that came out of Santa Barbara several years ago having to do with munis imposing codes that limit the number of "unrelated" people living in an SFH.

I live in Santa Barbara, CA and for someone that does not have a lot of capital, Santa Barbara can be a difficult place to invest especially for someone that is just trying to get started, or so I've been told.
