What do you do when you feel your home market is to expensive?

If I lived in an area hostile to landlords or a place with a voracious appetite for tax dollars I'd certainly consider investing outside my home area (actually I'd probably consider moving), but I think it would be hard owning property that I can't work on, see, or visually inspect easily.

Once I get a better sense of their appetite for risk I will probably reach out to lenders to see what's possible in the different scenarios.I'm not sure how to reconcile the difference between cash flow and appreciation right now, but if they are about to retire cash flow might be an appealing idea.
