I did one property in a duplex nice, but nothing fancy, the other side I called the Bunkhouse and put all kinds of Cowboy ornaments in it, like tables with horse legs, western logwood couch and bed, wagon wheels, varnished pine baseboard and trim, stainless steel appliances, hickory hardwood floors, antique oak hutches and dressers,walk in tiled shower with horses depicted on the shower curtain, elk antler lamp and mirror, etc.

The way I see it is if the tenant is paying high gas and electric bills, that's less money they'll have for the rent (and we all know who gets paid first in the utilities vs. landlord struggle).No, I wouldn't install a Bosch tankless water heater (like we have in our personal residence) in a rental home, but I wouldn't put in a circa 1943 boiler that I found in the antique section of Craigslist for $25 either.

The other problem is that it's basically a large antique, we've spent a lot of time and money putting the pieces together with as much integrity as possible and I'm scared of what (especially a commercial) renter would do to the place.
