I think she has a number of low-cost helpers and contractors and doesn't pad or tack on surcharges to invoices.She's a small almost one-woman operation, so from time-to-time over the years there may have been a hickup here or there, but overall I'm very happy working with her..Slightly off the topic of your question is that her greatest value to me has been as my RE agent.

I need a tool where I can store the number and then me (and some helpers) can go through the list calling them and adding the other details as we get them.Here are my requirements:Create a lead with just a phone number.Allow import/export of data.Allow multiple users.Be mobile friendly.Everything I have tried requires an address or a name to create the lead.

As far as managing yourself, if you have the time and helper bees on the ground, and it is a home that attracts above average renters...IMO have at it as there is everything online and off to make that possible.

I particularly like your laying out of the tasks of the day and having a discussion in the morning with your helpers...Concerning liability, probably worth a discussion with your insurance provider and/or an attorney to ensure you're covered adequately.

i use 1099-MISC as a token preventative measure where an independent contractor (ie, plumber, painter, etc) earns $600/yr or more in projects in case they or any of their subs/helpers should ever use the rental property address and/or my name as a place/employer they were 'employed' at for an albeit desperate unemployment claim.
