If people buy into the neighborhood are wanting square footage or number of bedrooms etc and don't care about upgrades, you have to take that into account.

When I am asked this question, I do share that I am PART of the ownership group on the property and decisions about upgrades, rental rates, etc are made with that team.

Pretty much all of the apartment complexes here rebrand when new ownership takes over and the first thing they do is paint the interior and exterior and do some cosmetic upgrades (paint or replace cabinets, new counters).
