If that PM is charging you unreasonable fees or locking you in and claiming you can't leave even when they screw up, keep looking.

Nothing unreasonable there, just a sensible way to run an auction.And read the fine print in the sample purchase agreement before you bid.  

Perhaps 36-months is unreasonable, what do you think about a buyback policy...if information the company provided turns out to be false?

I don't think it's unreasonable to have someone visit for a few days - an extra car (motorcycle) parked in the area isn't going to do anyone any harm.
