I'm a big fan of keeping a tight circle when building a team.

I am in somewhat of a tight situation, and glad found this forum to ask question(s).

The necessary steps are: 1. a definite purpose backed by burning desire for its fulfillment, 2. a definite plan, expressed in continuous action, 3. a mind closed tightly against all negative and discouraging influences, including negative suggestions of relatives, friends, and acquaintances, and 4. a friendly alliance with one or more persons who will encourage one to follow through with both plan and purpose."

Supply is also very tight and good properties will often receive multiple offers above asking.

The property listing doesn't state any auction terms,deadlines for offer or anything of such. 

seems tight.

If they balk at it and they were really tight on money, you may consider telling them that there is a one-time-only waiving of the late fees if they pay by Friday.

If your not in a big rush I would just sit tight a bit.

Can they hold tight a few years and wait for buyers to come back around?

I'm working in a tight knit community doing things right and being reputable is everything.
