The catch was they only built the house, it was up to me to get someone to do the site work.

Definitely do not post on a high caliber investment site like this, that as a realtor you want advise on basic topics and do not understand the difference between illegal and what a company policy is. 

The goal is not to get the right answers, it's to ask the right questions that will lead  to the answers.Make sure to find the property manager on site and see if you can ask them some questions as wellGino

If positive cash flow without your residence is achievable, the property could serve as a lasting investment post-move.

They are set up to serve government and corporate structures to create obedient worker bees who die more or less just when they are eligible to get something back.

Anything that is almost guaranteed to be used daily in your rentals (i.e. couches, bed, chairs), I'd try to invest in as much quality as you can for those specific items.Some store sites will let you filter for "contract grade" or "commercial grade" items - these are the sorts of furnishing that get put into higher-use commercial applications such as hotel lobbies, apartment building amenity spaces, etc.
