With respect, you are very seriously mistating the impact of Olmsted.  

Also in the old days we needed a big luxury type car as you had to haul them around along.. this no longer happens you just meet at the property in your respective cars.. 

What difference does it make whether your tenants respect you or not?

I don't want to be in that position.also, just because one vendor works well with one person, it may not work for another. vendors treat me well bc I respect and treat them well. they sometimes assume my referal is same like me... and find out they don't have  the mutual respect and the relationship can't be salvaged.but my vendor makes it easy on me now.

The reason is that the landlord/manager of LLC wants to separate himself personally from the LLC with respect to liability but wants to be personally involved in the eviction.

Of course this is only one man's experience with respect to the Bay Area market so please take it with a grain of salt. 

I respectfully disagree with the last post regarding umbrella limit selection.
