I’m not so much concerned about mold, it’s everywhere, or radon, I live in the Granite State , but I’m concerned about the center support beam that’s got severe dry rot and there’s no way to get a new beam in without taking out an entire side of the house.

Code also calls for no obstructions less than 6'-6" however I have a support beam that is at 6'-4".Does anyone have any experience with basement units in Jersey City that have dealt with these issues?
