I have had inspectors count steps on their way up a building, only to stop a few steps from the top and say "union regs say I am not required to go past X number of steps if I don't want to".

If the property is in disrepair you can also check with the local inspectors/clerks office and see if the town/county have slapped the property with a "Lis Pendens" (spell check) these sometimes do not show up on a title search.

It turns out there were some things that our inspector missed, and we were very happy to have the extra funds available to address them.My suggestion would be to make sure you have enough for the down payment plus a decent operating budget/emergency fund....maybe 6 month worth of projected expenses at least.Hope that helps.Mike

Check with your local building inspectors office to see what the actual property is, check to see if there have been any permits maybe to increase it to a 3 bed.
