This is often a gray area, so more detail would be necessary.  

But frequently in business disputes the participants aren't black and white, but both parties are shaded with some hue of gray.

, there is a group at the Keller Williams on PW Parkway in Lake Ridge that meets every so often, my Realtor @Loretta Gray holds meetup at Long and Foster in Old Town Alexandria, she gives really good info on evaluating properties, etc. we also went to look at a few over the winter.

This parking lot is not going to be the standard gray dark and dreary one you always see though.  

@Andrew Ratchford   This is enough of a gray area that I probably would not do this myself. 

I also use that firm for counsel when I have questions about the propriety of gray area actions I am about to take or have taken.I see that you have questioned the position stated by @Steven Hamilton II. 

They won't monitor the deal per say, but you will have access to them so that you can ask them questions to help you navigate the gray areas.

Having said that, I'd stick to more mellow (not bright) colors like gray, sage, tan, etc...

Yellowish = replace- Bathroom tub caulk - Bathroom tub Glazing or maybe just cleaning- Bathroom Shower head/handles (modern, just not gross)- Bathroom vanity replace/paint - Bathroom Vanity Mirror (modern) - Bathroom Faucet (modern) - Bathroom Vanity Light (modern)- Flooring/Carpet = nice/clean- Lighting should be somewhat updated: polished metal, not gold/bronze- Paint gray/white trim still works, IF paint is in poor condition

In the rental I just did, I went with a darker brown tile (with a little bit of lighter brown, gray and a little green) and a darker brown grout.
