I am wondering about lenders typically wanting a borrower's net worth to be equal to or greater than the loan amount, have a DCR in excess of 1.25 to 1, a Global Leverage no more than 75%, and such.

So ratcheting up several times with the 1031 from one to several properties can give you quite a bit of exponential growth.But what's really interesting to me now is the consolidation and globalization of the national real estate market  in the US.

There is a global debt crisis coming and the Fed will respond by printing more money (as it always does) but this time it will  destroy the US dollar in the process. 

Then consider that 1/3 of global production is tech and half that might be in this small circle.

I am currently an MBA student at CSU Global, just graduated from Real Estate School out of Nevada, and have worked in construction to perm lending in prior years. 

However, rising real interest rates and global economic weakness are major headwinds.Slowing growth and lower inflation should drive the 10-year Treasury yield down to 3.6% by year-end.

Third, US corporations become more competitive in the global marketplace.While I don't think this system would be perfect, it would at least get us moving in the right direction toward a simplified, fair tax code.

As a result, while the world has experienced a huge real estate boom since the Global Financial Crisis, real estate prices in Italy have been declining over the last 15 years and there's no end to that in sight.

Due to the next global economic downturn getting closer; my main focus this year and next will be within international property bonds, wine, bridging deals.
